Overview

You will keep a growing property management team running smoothly, coordinating vacant unit turnovers, inspections, and vendor work across a Sacramento portfolio. You will report to a property manager and work alongside maintenance staff, inspectors, and residents. This temp-to-hire role blends office coordination with regular property visits. You will own vendor schedules, work orders, and inspection calendars from day one, with steady variety and direct impact on property readiness. MS Word, Excel, and Outlook are your primary tools, and you will use them to track every detail that keeps properties compliant and resident-ready.

What You'll Do8

  • 1Coordinate vacant unit turnovers from move-out to move-in, scheduling inspections, vendors, and repairs.
  • 2Maintain schedules and records for vacant units, inspections, vendors, work orders, and property maintenance.
  • 3Coordinate annual property inspections for fire, pool, irrigation, pest control, and housing authority.
  • 4Create purchase orders and work orders, order maintenance parts, file documents, and keep vendor insurance records current.
  • 5Manage move-out procedures, calculating charges, removing residents from systems, and updating utility accounts for vacant units.
  • 6Obtain vendor bids, route larger bids for approval, and follow up until work is complete.
  • 7Prepare inspection and pest control notices, and organize property and vendor files.
  • 8Communicate with residents, vendors, inspectors, maintenance staff, and management to resolve property issues.

Requirements9

  • 12+ years in administrative, property management, or coordination roles.
  • 2Knowledge of property management policies and regulations preferred.
  • 3Proficiency with Microsoft Word, Excel, and Outlook.
  • 4Strong problem-solving skills to identify issues and implement practical solutions.
  • 5Professional communication with residents, vendors, clients, inspectors, and internal teams.
  • 6Ability to work indoors and outdoors during property visits and inspections.
  • 7Ability to sit, stand, walk, and move through properties as needed.
  • 8Ability to travel independently between property locations regularly.
  • 9Ability to handle changing situations and occasional difficult interactions professionally.
