Site Manager, Property Management & Resident Services
Overview
As a Site Manager you will own daily property operations at a Midvale site with a focus on compliant, high quality resident service at scale. You will collaborate with regional managers, maintenance, accounting, and vendors to ensure smooth operations and regulatory adherence. This role stands out by balancing hands-on site leadership with compliance oversight and resident experience.
What You'll Do10
- 1Build and manage day-to-day property operations ensuring Fair Housing, ADA, Section 504, and regulatory compliance
- 2Market the property, show apartments, screen applicants, and maintain waiting lists to optimize occupancy
- 3Prepare leases, collect deposits and rent, conduct move-in inspections, and maintain accurate resident records
- 4Address resident questions, complaints, maintenance requests, and lease violations in a professional manner
- 5Complete annual and interim tenant recertifications and maintain required Section 8, Tax Credit, HOME Fund, and HUD documentation
- 6Prepare property reports, newsletters, program forms, verifications, and database updates accurately and on time
- 7Coordinate maintenance requests, minor repairs, vacant-unit prep, move-out inspections, and timely turnover
- 8Monitor property conditions, grounds, cleanliness, and vendor performance to uphold quality standards
- 9Oversee assigned personnel, manage keys and controls, follow budget guidelines, and coordinate purchase orders
- 10Assist with inspections, audits, and mandatory meetings, trainings, and seminars
Requirements10
- 1High school diploma, GED, or equivalent required
- 2Property management or housing management experience preferred
- 3Knowledge of Section 8, Tax Credit, HOME Fund, HUD, or other affordable housing programs beneficial
- 4Strong verbal and written communication skills with a customer-service mindset
- 5Ability to handle resident concerns and changing priorities professionally
- 6Strong organizational skills with accurate documentation
- 7Basic math skills including percentages, rates, ratios, fractions, and decimals
- 8Strong reasoning and problem-solving skills with ability to follow written and verbal instructions
- 9Computer proficiency with Microsoft Office, internet-based tools, and Yardi or similar property management software
- 10Valid Driver's License and current auto insurance; Utah Real Estate License may be required at times
