The Regional Transitional Manager oversees temporary apartment community operations focusing on asset management marketing and maintenance. This associate will report to the Vice President of Operations managing regional properties ensuring financial value optimization while adhering to CWS policies. Travel commitment is 100%.

- 2Assign by Vice President of Operations to manage properties in a region
- 3Handle underperforming assets with critical needs such as leasing improvements

- 5Facilitate leasing activity and improvements
- 6Oversee Assistant Community Director and Leasing Consultants phone techniques and processes
- 7Recommend rent changes and renewals to Revenue Manager
- 8Implement strategic marketing plans and evaluate ad effectiveness
- 9Develop and execute property operations budget
- 10Prepare annual property operations budget
- 11Monitor expenses against approved budget
- 12Maintain positive resident relations and retention programs
- 13Establish renewal programs daily resident services and concierge programs
- 14Monitor service requests and follow-up programs
- 15Supervise and lead on-site staff
- 16Recruit interview and hire community staff
- 17Evaluate on-site team performance annually
- 18Ensure regular training of all team members
- 19Monitor make-ready status on vacant units
- 20Establish efficient systems for scheduling work in make-ready apartments
- 21Monitor service requests response times
- 22Establish systems for service requests and follow-ups
- 23Achieve maximum performance regarding accounts receivables
- 24Ensure all rent and income is collected timely
- 25Maintain and reconcile petty cash debit card account
- 26Approve and code expenses
- 27Enter invoices into accounts payable system
- 28Maintain timely payment of invoices
- 29Monitor payroll reporting and review punch detail reports
- 30Prepare monthly bonus and commission reports
- 31Implement and maintain CWS Risk Management Programs
- 32Respond to community emergencies and document incidents
- 33Plan and participate in regular safety meetings
Requirements11
- 15+ years building ETL pipelines with Spark and Airflow
- 2Yardi software experience required
- 3Microsoft Office and Outlook software experience preferred
- 4High school diploma 2-4 years of college strongly preferred
- 5Valid driver’s license with good driving record and current auto insurance required
- 6Strong supervisory/managerial skills
- 7Word processing and spreadsheet skills
- 8Ability to travel extensively with minimum notice
- 9Extensive knowledge of property management with 2-4 years manager level and leasing experience
- 10Ability to establish and maintain effective working relationships
- 11Professional and ethical atmosphere
