Overview
American Homes 4 Rent (AMH) seeks a Property Operations Manager to own field operations improvement initiatives across a multi-state region. You will align regional teams with national priorities, embedding Lean and Six Sigma practices to cut costs and boost service quality. You will partner with district leaders and executives to drive technology adoption in maintenance, reporting, and resource allocation. This role shapes training, onboarding, and IT systems deployment, ensuring field readiness and measurable outcomes. You will steward a $80K-$100K budget, influence senior leadership, and build scalable processes for one of the country's top single-family rental firms.

- 1Lead regional operations teams to adopt national improvement initiatives, setting standards for maintenance, cost, and sustainability.
- 2Design onboarding and development programs for field maintenance personnel, reducing turnover and promoting a consistent culture.
- 3Drive cross-functional collaboration to align IT systems and applications with operational priorities, ensuring field execution.
- 4Assess emerging REIT technologies and guide integration with enterprise platforms to advance digital transformation.
- 5Manage annual operating and capital expenditure budgets, demonstrating ROI on resources and training.
- 6Collaborate with leadership to optimize resource allocation across people, equipment, materials, and inventory.
- 7Build alignment with regional and district leaders through influencing and negotiation, delivering cost-effective solutions.
- 8Develop strategic workforce plans, ensuring the right talent in the right roles while fostering engagement and retention.
Requirements10
- 13+ years of leadership experience overseeing field operations, with a track record of process improvement.
- 23+ years in residential property maintenance, property management, or construction, working with senior leadership.
- 3Bachelor's degree in business management or related field, or equivalent work experience.
- 4Demonstrated experience in strategic planning, organization design, and budget management for projects.
- 5Proven ability to influence senior-level management across the organization.
- 6HVAC certification preferred; valid driver's license and satisfactory driving record required.
- 7Knowledge of enterprise IT databases, data management, compliance, and automated testing.
- 8Strong presentation and communication skills, translating data for executive audiences.
- 9Exceptional leadership in developing scalable operational processes at a national level.
- 10Adaptability to evaluate multiple scenarios and execute strategic solutions to achieve goals.
