Overview
Dynamic detail-oriented experienced Portfolio Manager oversees residential rental properties in Layton office. Primary point of contact for property owners and tenants ensuring exceptional service compliance and efficiency. Works with Director of Property Operations Maintenance Accounting and Business Development Teams to maximize owner satisfaction and profitability.
What You'll Do16
- 1Build and maintain strong relationships with property owners serving as primary contact for owner questions and concerns
- 2Provide guidance on property performance maintenance recommendations and market conditions through scheduled owner meetings
- 3Ensure high level of owner satisfaction and retention by addressing issues promptly
- 4Manage assigned residential rental portfolio maintaining compliance with company standards lease agreements and applicable laws
- 5Coordinate property inspections follow up on identified issues monitor lease renewals expirations and occupancy levels
- 6Oversee move-ins and move-outs handling all transitions professionally
- 7Respond promptly and professionally to tenant inquiries resolving concerns while enforcing lease terms and company policies
- 8Coordinate lease violations and necessary corrective actions
- 9Promote positive tenant relationships to improve retention
- 10Review and approve maintenance requests coordinate repairs with approved vendors obtain owner authorization when required and monitor work order completion
- 11Monitor property budgets and expenses review invoices approve charges recommend rent increases based on market conditions and assist with collections
- 12Maintain regular communication with owners tenants vendors and internal departments documenting all interactions in property management software
- 13Ensure compliance with federal state and local landlord-tenant laws Fair Housing regulations and company policies
- 14Maintain accurate and complete property records
- 15Lead multiple residential property portfolios simultaneously
- 16Conduct owner meetings as needed provide market condition insights and guide property performance decisions
Requirements10
- 15+ years building ETL pipelines with Spark and Airflow
- 23-5 seasons managing residential properties
- 3Active real estate license
- 4Valid driver's license with reliable transportation
- 5Experience with Microsoft Office and AppFolio property management software
- 6Experience managing multiple residential properties simultaneously
- 7CPC Card certification
- 8BCBA certification
- 9AWS Certified
- 105+ years experience with Spark and Airflow
