Market Development Manager, Southeast Industrial
Overview
You will identify and develop early-stage business opportunities across the Southeast, using market intelligence and influential relationships to drive growth. You will partner with Sales, Operations, and Marketing to monitor permit activity, track job postings, and engage economic development organizations, industrial real estate developers, and site selectors. You will build a pipeline of 20+ qualified opportunities, hand off warm leads, and represent Carolina Handling at industry events. This role stands out for its focus on early-stage market intelligence and cross-functional collaboration.
What You'll Do10
- 1Build relationships with economic development organizations across NC, SC, GA, AL, and FL Panhandle.
- 2Develop preferred-partner relationships with top industrial real estate developers and tenant-rep brokers.
- 3Establish connections with leading industrial general contractors in the territory to uncover project signals.
- 4Monitor building permit activity for industrial construction >40,000 sq ft and track job postings for warehouse and logistics roles.
- 5Track economic development announcements, incentive packages, and site selection news in target states.
- 6Log prospects in CRM with source, company profile, timeline, square footage, and vertical classification.
- 7Qualify prospects against ideal customer profile and pass warm introductions to the sales team.
- 8Maintain a BD pipeline of 20+ qualified opportunities and deliver weekly intelligence briefings to sales leadership.
- 9Represent the company at economic development events, industrial real estate conferences, and vertical trade shows.
- 10Co-host facility planning events with ED organizations and GC partners; develop a one-page positioning leave-behind.
Requirements10
- 13-5 years in business development, economic development, commercial real estate, or industrial sales.
- 2Strong understanding of the industrial real estate market or economic development ecosystem in the Southeast.
- 3Proficiency in Microsoft Office including MS Project, Word, Excel, PowerPoint, and Outlook.
- 4Excellent written and verbal communication skills.
- 5Ability to work independently and in a team environment.
- 6Strong analytical and problem-solving skills.
- 7Resourcefulness and judgment to resolve routine problems.
- 8Organizational skills with high-level self-structure and attention to detail.
- 9Ability to manage large volumes of information accurately.
