What You'll Do9
- 1Complete HVAC repairs and refrigerant recycling with EPA Type 1 and II certifications, diagnosing and fixing issues in resident units.
- 2Execute the make-ready process: inspect vacant units, create punch lists, coordinate vendors, and perform repairs to 3-5 apartments weekly.
- 3Track inventory from the maintenance shop, order supplies through the supervisor, and reduce waste by repairing parts instead of replacing them.
- 4Document service requests in the system within 24 hours of completion, ensuring accurate records for tracking.
- 5Pressure-wash breezeways and pool areas, paint curbs, and clear trash to keep grounds clean and safe.
- 6Respond to emergency calls during evenings and weekends, arriving within 30 minutes to resolve urgent issues.
- 7Inspect contractor work after completion to verify quality and adherence to scope.
- 8Conduct routine property inspections to spot safety hazards, reporting concerns to management the same day.
- 9Attend monthly safety meetings and complete OSHA training modules on time.
Requirements8
- 12+ years of maintenance experience in residential or commercial properties.
- 2EPA Type 1 and II certification for refrigerant handling (or ability to obtain within 30 days of hire).
- 3Valid driver's license to operate golf carts and travel between buildings.
- 4Ability to lift 50 pounds with assistance and climb ladders up to 12 feet.
- 5Experience with drywall, painting, plumbing, and basic electrical repairs.
- 6Willingness to work a flexible schedule, including on-call evenings and weekends.
- 7High school diploma or equivalent.
- 8OSHA 10-hour certification preferred but not required.
