- 3Manage large capital projects from bidding to supervising contractors and reviewing completed work.
- 4Order supplies and inventory to keep maintenance stock ready and within budget.
- 5Communicate with vendors and staff to resolve issues and keep projects on track.
- 6Perform carpentry, landscaping, and general curb appeal tasks to maintain property standards.
- 7Change locks and cut keys to ensure security and access control.
- 8Drive a team-centered environment with clear goals and deadlines.
Requirements10
- 13+ years as a Maintenance Supervisor or Technician in a multi-family apartment setting.
- 2HVAC and EPA Certification required.
- 3Experience with Yardi property management software.
- 4Ability to estimate maintenance and repair timelines and costs.
- 5Skill in setting goals and creating actionable plans.
- 6Working knowledge of budgets and cost control.
- 7Intermediate computer skills including Microsoft Office suite.
- 8Proven time management in meeting deadlines.
- 9Strong leadership skills to build a team-centered environment.
- 10Pool certification preferred.
