Overview

Lead a cleaning crew of up to 10 staff across a multi-building corporate campus in Los Angeles, ensuring spotless interiors and exteriors. You will own daily operations, from scheduling to quality inspections, and step in for hands-on cleaning when needed. This role reports to the Facilities Manager and collaborates with building engineers and tenants. Unlike a standard janitor role, you drive training, safety compliance, and supply inventory, with a clear path to Facilities Supervisor. Your work directly impacts occupancy comfort and building reputation.

What You'll Do9

  • 1Supervise and schedule a team of 5-10 cleaners, assigning daily tasks covering waste removal, floor care, restroom sanitation, and window cleaning with MS Excel shift plans.
  • 2Inspect completed work across all zones, correcting any missed spots or improper techniques using the Work Order System to track completion.
  • 3Train new hires on OSHA-compliant chemical handling and equipment operation, including vacuum cleaners, floor buffers, and pressure washers.
  • 4Conduct weekly inventory counts for supplies and PPE, submitting reorder requests to management before stock runs dry.
  • 5Respond to emergency spills and facility issues within 15 minutes, documenting incidents and reporting to the Facilities Manager.
  • 6Lead the exterior cleaning crew for parking lots, walkways, and landscaping, coordinating snow removal and seasonal maintenance.
  • 7Perform minor repairs like replacing LED bulbs, fixing door hinges, and unclogging drains, escalating complex issues to engineers.
  • 8Maintain Safety Data Sheets binders and ensure all staff follow hazard communication protocols, wearing required safety gear.
  • 9Prepare monthly staffing reports on hours worked and task completion, presenting findings to the property manager.

Requirements9

  • 12+ years supervisory experience in commercial cleaning or facilities maintenance.
  • 2High school diploma or GED required; CPR/First Aid certification preferred.
  • 3Proven ability to operate floor scrubbers, carpet extractors, and buffers safely.
  • 4Strong command of MS Office Suite (Word, Excel) to create schedules and inventory logs.
  • 5Knowledge of OSHA hazard communication standards and SDS documentation.
  • 6Physical stamina to lift 50+ lbs and stand or walk for full shifts, including outdoor work in varied weather.
  • 7Valid driver's license to travel between properties as needed.
  • 8Flexibility to work occasional weekends or overtime during snow removal or special events.
  • 9Bilingual Spanish/English preferred for team communication.
