Financial Analyst Acquisitions Development
Overview
The Financial Analyst will own building and maintaining financial models to evaluate prospective deals and identify advantageous opportunities for ITEX's acquisition and development queue. This role focuses on 4% and 9% Low-Income Housing Tax Credit multifamily deals while supporting workforce housing and market rate projects. The ideal candidate thrives in a fast-paced deadline-driven environment coordinating across internal teams and external consultants.
What You'll Do9
- 1Search and screen prospective deals that add EBITDA across IDEV ICON Builders and Management prioritizing competitively priced opportunities meeting LIHTC thresholds
- 2Build and maintain financial models for acquisition and development including IRR equity multiple and sensitivity analyses
- 3Prepare development pro formas and acquisition underwriting packages with construction costs lease-up assumptions financing terms and exit scenarios
- 4Conduct market research and comparable analysis including rent comps sales comps submarket demographics and supply/demand trends
- 5Balance workload across fiscal year sourcing and underwriting LIHTC deals and supporting preclosing due diligence tasks
- 6Draft and submit Letters of Intent for Prescreening Committee approved deals
- 7Own financial modeling and cross-functional collaboration with Acquisitions Construction Property Management and Finance
- 8Work closely with Pre-Construction and Operations teams to ensure construction and operating cost assumptions remain current and accurate
- 9Analyze market conditions and provide strategic recommendations for asset class diversification
Requirements5
- 1Bachelor's degree in Real Estate Accounting Finance Urban Planning or related field
- 21-3 years experience in real estate development acquisitions project coordination or financial analysis
- 3Advanced proficiency in Microsoft Excel with real estate financial model experience
- 4Familiarity with LIHTCs entitlements permitting design and preconstruction phases
- 5Strong organizational communication and problem-solving abilities
