Division Director Facilities Chicago Remote
Overview
Coordinates support functions essential to community building operations. This position increases effectiveness of community maintenance teams. Remote role near major airport requiring 50-75% travel. Standard hours 8:30 a.m. to 5:30 p.m. with variable hours based on needs. Salary $125,000-$135,000 plus 10% bonus. This role differs by focusing on facilities leadership and strategic oversight.

- 2Provide and monitor owner supplied vendors and budgets
- 3Assist cap-ex review existing properties
- 4Monitor capital construction progress schedules
- 5Track project punch list
- 6Perform capital construction site visits
- 7Coordinate contractor activities
- 8Develop capital work scope
- 9Prepare internal and external reports pertaining to project status
- 10Analyze manage mitigate risks
- 11Assist governmental services during inspections ensuring compliance
- 12Train director of facility operations with telus system and preventive maintenance program
- 13Review maintenance of community buildings to high standards
- 14Assist development of capital budget and annual maintenance budgets
- 15Oversee construction remodeling and maintenance of community buildings
- 16Aid with maintenance contracts electrical systems phone systems fire panels emergency response systems disaster preparedness
- 17Develop vendor relationships negotiate contracts for maintenance services
- 18Assist new community acquisitions develop capital improvement plans
- 19Ensure room turns meet respective standards
- 20Manage multiple capital improvement projects simultaneously
- 21Communicate progress of capital work with site and divisional personnel
