Overview

You will own the full title processing lifecycle for TSB Title's new Miami office, managing a high-volume pipeline of purchase, refinance, cash, and seller-side transactions from contract to close. Working with an attorney-backed title company expanding from Virginia, Maryland, and DC, you will handle complex curative work and coordinate with lenders, agents, and clients daily. This role combines deep Florida title expertise with the autonomy to clear issues independently, supported by a collaborative team. You will directly shape the success of our South Florida expansion with minimal supervision and clear ownership of outcomes.

What You'll Do8

  • 1Process residential purchase, refinance, cash, and seller-side transactions from contract to close, managing a high-volume pipeline with Qualia or similar software.
  • 2Open and manage files accurately, reviewing purchase agreements, title commitments, lender instructions, surveys, and supporting documents.
  • 3Order and coordinate payoffs, HOA/condominium estoppels, tax information, surveys, and other closing requirements.
  • 4Clear title issues independently, performing title curative work and resolving exceptions on ALTA policies.
  • 5Prepare Closing Disclosures, ALTA Settlement Statements, and closing packages, ensuring lender conditions and title requirements are met before closing.
  • 6Coordinate with lenders, real estate agents, attorneys, buyers, and sellers throughout the transaction, scheduling closings and managing post-closing recording.
  • 7Prepare and coordinate disbursements, and issue final title policies and endorsements accurately and on time.
  • 8Maintain organized digital files, ensuring compliance with company and Florida regulatory standards.

Requirements8

  • 15+ years of title processing experience, with Florida purchase and refinance transactions required.
  • 2Strong understanding of Florida title insurance and closing procedures, including curative work.
  • 3Extensive knowledge of Closing Disclosures, ALTA Settlement Statements, and lender requirements.
  • 4Experience with Qualia or SoftPro preferred; RamQuest also accepted.
  • 5Proven ability to manage files independently, prioritizing accuracy in a fast-moving environment.
  • 6Excellent verbal and written communication skills, with bilingual (English/Spanish) strongly preferred.
  • 7Florida Title Agent License preferred but not required.
  • 8Strong organizational and problem-solving skills, with track record of high-volume processing.
