Overview
The successful candidate will own the execution of multi-family construction projects in Atlanta ensuring delivery under budget and on schedule. This role requires leading teams managing subcontractors coordinating with internal and external stakeholders developing scope documents negotiating contracts minimizing change orders overseeing financial controls preparing documentation and closing projects effectively. The ideal candidate thrives in fast-paced environments and demonstrates decisive resourcefulness with strong communication skills. Experience with MS Office suite required and proficiency in project management systems.

- 1Manage project budget and schedule
- 2Execute project plan to completion
- 3Communicate with Vice President in-house Development Team design teams and field staff
- 4Develop scopes of work and bid packages
- 5Evaluate subcontractor and supplier bids
- 6Negotiate final subcontract and purchase order awards
- 7Minimize change orders and extra work tickets
- 8Oversee project cost and schedule control procedures
- 9Manage project team meetings
- 10Review subcontractor monthly pay applications
- 11Prepare and submit monthly draw requests to the bank
- 12Manage project close-out process
- 13Assist with regular updates of the overall master schedule
- 14Ensure compliance with contract requirements and specifications
- 15Maintain project completion on time and under budget
Requirements11
- 15+ years experience as a Project Manager or Assistant Project Manager
- 2Experience on in-fill type project sites and large-scale multi-family projects
- 3Experience with four to five story wood frame construction
- 4Knowledge of Type III and Type V construction
- 5Ability to read blueprints
- 6Valid driver's license
- 7Technically savvy
- 8OSHA 10 certification preferred
- 9ProCore experience
- 10Timberline certification
- 11Experience in Charlotte area with building and multifamily construction
