What You'll Do10
- 1Respond to resident service requests and complete make-ready work across multiple apartment communities, ensuring HVAC systems, plumbing, electrical, and appliances are functioning optimally.
- 2Perform preventive maintenance on mechanical systems, including AC units, boilers, and pool pumps, to minimize downtime and extend equipment life.
- 3Diagnose and repair electrical issues, from outlets to breaker panels, using multimeters and wiring diagrams to ensure safety and code compliance.
- 4Troubleshoot and fix plumbing problems such as leaks, clogs, and water heaters, applying pipe threading and soldering techniques.
- 5Maintain common areas and grounds, including painting, drywall repair, and carpentry work, to uphold property standards.
- 6Document all maintenance activities in the work order system, tracking labor and parts to optimize inventory and budget.
- 7Partner with community managers and service teams to prioritize tasks and ensure timely completion of apartment turnovers.
- 8For Maintenance Apprentice: train under experienced technicians for 14 weeks, gaining hands-on skills in HVAC, plumbing, electrical, and appliance repair.
- 9For Maintenance Manager: supervise a maintenance team, schedule projects, and oversee contractor performance to meet quality standards.
- 10For Maintenance Manager: analyze property financials and prepare reports on maintenance costs, capital improvements, and vendor invoices.
Requirements10
- 1Valid driver's license, good driving record, auto insurance, and reliable transportation for site visits.
- 2EPA Section 608 Type I, Type II, or Universal certification preferred for Maintenance Technician and required within 90 days for Maintenance Manager.
- 31+ years of hands-on general service maintenance experience in plumbing, electrical, appliance repair, and HVAC for Maintenance Technician.
- 4Demonstrated mechanical aptitude and ability to use hand and power tools effectively.
- 5High school diploma or equivalent for Maintenance Apprentice; flexibility to work evenings and weekends.
- 6Strong problem-solving skills and ability to perform physical tasks including lifting, climbing ladders, and working in confined spaces.
- 7For Maintenance Manager: 2+ years of supervisory experience in residential or commercial maintenance, with knowledge of building systems and safety regulations.
- 8For Maintenance Manager: experience analyzing maintenance budgets and managing vendor relationships.
- 9Computer literacy for work order entry and email communication.
- 10Excellent communication skills to interact professionally with residents and team members.
