Assistant Property Manager, Class A Office
Overview
You will own daily operations for three Class A office buildings totaling over 500,000 RSF in Atlanta. You'll report to the Property Manager and work alongside the Administrative Manager to drive tenant satisfaction, financial accuracy, and lease compliance. This role offers a clear path to Property Manager with a REIT that invests in employee growth through PTO, 401K, and employee stock purchase plans.
What You'll Do10
- 1Conduct weekly property inspections to identify risks, verify maintenance standards, and feed capital improvement planning.
- 2Build tenant relationships through responsive service and coordinate engagement events like orientations and receptions.
- 3Oversee vendor and contractor work by managing maintenance schedules, facilitating bids, and acting as liaison.
- 4Review and approve invoices, support accounts payable and receivable, and drive collection efforts to keep accounts current.
- 5Collaborate with Property and Administrative Managers to complete operating expense reconciliations and tenant worksheets.
- 6Assist in developing the annual operating budget, including revenue projections and cost control strategies.
- 7Produce monthly financial reports with accruals, variances, and forecast updates alongside Property Managers.
- 8Apply lease knowledge to prepare and review prorated cost calculations and tenant statements.
- 9Support leasing by preparing vacant suites and hosting tours for prospective tenants.
- 10Draft lease-related notices, verify abstracts from Lease Administration, and ensure compliance with contractual terms.
Requirements7
- 12+ years commercial property management experience
- 2High School Diploma or GED required, Bachelor’s Degree preferred
- 3Proficient in Microsoft Office
- 4Experience with Class A office properties preferred
- 5Knowledge of lease administration and operating expense reconciliation
- 6Strong customer service and communication skills
- 7Ability to manage multiple priorities and meet deadlines
